EMI Kya Hai Aur Kaise Calculate Hota Hai?

EMI ka matlab hai Equated Monthly Installment — yani har mahine ek fixed amount jo aap ko loan return karne ke liye dena hota hai. EMI mein do components hote hain: principal (asal raqam jo aap ne li hai) aur interest (markup jo bank profit ke taur par charge karta hai). EMI ka formula hai: EMI = P × r × (1+r)^n ÷ ((1+r)^n - 1), jahan P = loan amount, r = monthly interest rate (annual rate ÷ 12 ÷ 100), aur n = number of months.

Example se samjhein: agar aap Rs 5,00,000 ka loan lete hain 24% annual rate par 36 months ke liye, to r = 24/12/100 = 0.02 (2% monthly), n = 36. EMI = 5,00,000 × 0.02 × (1.02)^36 ÷ ((1.02)^36 - 1) = 5,00,000 × 0.02 × 2.04 ÷ 1.04 = Rs 19,610 (approx). Total payable = 19,610 × 36 = Rs 7,05,960. Is mein se Rs 5,00,000 principal hai aur Rs 2,05,960 interest. Yani 36 months mein aap 41% extra pay kar rahe hain. Is liye interest rate bohot matter karta hai.

Reducing Balance Method Kya Hai?

Reducing balance method woh tareeqa hai jis mein interest har month sirf remaining principal par lagta hai, na ke total loan par. Jaise jaise aap EMI pay karte hain, principal kam hota jaata hai, is liye interest bhi kam hota jaata hai. EMI mein initially interest ka hissa zyada aur principal ka kam hota hai, lekin time ke saath yeh ulta ho jata hai — last months mein principal zyada, interest kam.

Flat Rate Aur Reducing Rate Mein Farq

Yeh Pakistan mein confusion ka common source hai. Bank aksar advertise karte hain "flat rate 12% per annum" lekin asal mein reducing rate 21-22% hota hai. Farq samjhein:

Pakistan Banking Context — Loan Rates

Pakistan mein personal loan rates 2024-25 mein State Bank ki policy rate (22% in 2024, gradually decreasing) ke mutabiq adjust hotay hain. Common ranges:

EMI Ko Kya Affect Karta Hai?

Tin main factors EMI ko determine karte hain:

  1. Loan amount (P): Zyada amount = zyada EMI. Linear relationship. Rs 5 lakh loan = X EMI, Rs 10 lakh = 2X EMI (assuming same rate aur tenure).
  2. Interest rate (r): Zyada rate = zyada EMI. Non-linear — rate double karne par EMI sirf 30-40% barhta hai (longer tenure mein). Lekin total interest double se zyada ho jata hai.
  3. Tenure (n): Zyada tenure = kam EMI, lekin zyada total interest. Yeh trade-off samajhna zaroori hai. 36 months par Rs 19,610 EMI, 60 months par Rs 14,568 EMI (kam), lekin total interest Rs 2,06,000 se Rs 3,74,000 ho jata hai (zyada).

Strategic decision: agar aap afford kar sakte hain to shorter tenure choose karein — total interest significantly kam hota hai. Lekin agar monthly budget tight hai to longer tenure better, sirf yeh ensure karein ke prepayment kar sakte hain.

Prepayment Kya Hai Aur Is Ka Fayda?

Prepayment matlab loan ke beech mein extra paise de ke principal jaldi clear karna. Yeh do tarah ka hota hai:

Fayda: prepayment directly principal ko kam karta hai, is liye future interest significantly bach jata hai. Example: Rs 5 lakh loan, 24% rate, 36 months — agar month 12 mein aap Rs 1 lakh prepay karte hain, to total interest Rs 2,06,000 se Rs 1,55,000 ho jata hai. Rs 51,000 ki bachat!

Note: Pakistan mein SBP ke rules ke mutabiq banks foreclosure penalty charge kar sakte hain (max 4% in first year, kam thereafter). Islamic banks aksar penalty nahi charge karte. Loan agreement parhna zaroori hai.

Depends on environment. Agar SBP policy rate high hai aur expected hai ke kam hoga (jaise 2024 se 2025), to floating rate behtar — aap ka rate bhi kam hoga. Agar rate low hai aur rising expected hai, to fixed rate lock kar lein. Personal loans aksar fixed hote hain (24% KIBOR + premium), home loans aksar floating. 3-5 years ke short loans ke liye fixed safer hai, 10+ years ke liye floating historically better.
Flat rate 12% ka asal matlab kya hai?
Flat rate 12% actually 20-22% reducing rate ke barabar hota hai. Kyunke flat rate total loan amount par poori tenure ke liye calculate hota hai (jaise Rs 5 lakh × 12% × 3 years = Rs 1,80,000 interest), jabke reducing mein interest sirf outstanding principal par lagta hai. EMI late ho jaaye to kya karein?
Pehli priority: bank ko call kar ke situation explain karein aur extension maangein. Aksar banks 7-15 days grace period dete hain bina penalty ke. Agar serious financial issue hai (job loss, medical), to restructuring ya deferment request karein — bank 1-3 months ki EMI defer kar sakta hai. Late payment charge aur credit score damage se bachne ke liye auto-debit setup karein aur emergency fund rakhein.
Islamic bank ka "profit rate" aur conventional "interest rate" mein farq hai?
Functionally same percentage par same EMI ban-ti hai, lekin structure different hai. Conventional bank interest (sood) charge karta hai — haram. Islamic bank murabaha (cost + profit markup) ya diminishing musharakah (partnership gradually buying) use karta hai — Shariah-compliant. Pakistan mein Meezan Bank, Dubai Islamic, Bank Islami, aur Al Baraka leading Islamic banks hain. Profit rate conventional interest rate ke comparable hota hai (sometimes 1-2% zyada).
